After last rain, middle october, we know now the ways rain water run down hill,
therefore we prepare a serious of channels to collect it next time and drive it
with security out of paved path and slopes.
Very litlle rain water will get down this end, as it has been diverted away all
the way from the grass garden.
This was the place that got a lot of rain water, as it took water from grass garden,
upper slope, plus paved paths. The superficial water created channels that wnet deep
in the soil, making the filling move downwards and cracking pavement.
Spine bone channels have been open to stop rain water
running to far on a direction. All in small fractions means
a shorter amount of water and less damage.
Water descending from main slope will find this channel which will make the
water run sideways in direction to the neighbors fencing.
A side channel all along the first paved path drives the water away from it and
secures the stability. The channels will get covered with terracotta roof tiles to avoid water
to dig into filling.
Spine bone channels along the right hand side of first path will provide
water to distribute along the slope in small amounts at once.
We've considered to channel the water every two or three meters.

had the stone top and mortar coating.

debris easily is removed by wind onto the terrace. After your approval on it, it has

The wooden handrail is having some problems in specific places. Actually this image corresponds
to the Gazebo's where you know it will get changed by a new one in tropical wood.
Hand rail is peeling off, so I have ordered a quote to attend this elements during winter and
have them ready by Easter.
Humidity enters through the gaps and stays inside causing damage to the wood.
The gaps must get sealed and checked every season to get the secured before the
winter arrives.

Base mortar, green-greyish, will get the final coat in the creamy color
of the house for uniformity.
Cracks in wood will have to get filled with mastic after sanding down all grey sun action.
Caps to bars need urgent attention. Once this is in this stage, wood rottens very quickly.
Another aspect of open joint in need of attention.

wood after four years. Painter will give us a time to re-do this
treatments.

areas. We have cleaned them with pressure gun and sealed with special sealer which does
not show. Treatment should be repeated every six months. It is not difficult to do and not
that expensive.

the reason is that the socket you can see here on this picture it is a commanded
from main electical box and it is connected to sensor which will stop circuit when water level descends too much.

The steps down to the grass area, before getting attended.
a detail to show that new tiling on master's balcony reaches almost the
edge of the terrace, covering the terracotta element, which is porous and could
keep sending humidity into the structure.
The change of materials is not any longer visible from the top, providing now a feeling
of larger space. Skirting has also been changed.
When we attend the sides from stairs to incorporate the stone top, we must remove the iron
hand rail first. This picture shows how bad the electrical installation was under and around the
metal piece that secured the hand rail in the center. The duct was broken and we decided to
repair the lot.

We took hand rail to the iron man shop and got the piece repaired.
Checking new cable installation is working with normality.
Remember this circuit was giving problems last summer, probably this was the reason.

You can see how the tubes that send rain water from road and garage areas is placed
underground all the way along the plot side.
The small black tube will take sewage waters to the street. the grey ones are for
rain water excess to go down with no damage to property.

It looks very nice now with the new rendering, and it will last longer being protected
by the stone top, which cantilevers a good four cms either side.
We have installed also a stone top in the wall behind guest bedroom.
this was the place we found the hand rail rotten.
All pieces had been cut and removed, therefore we recomend a new paint coat on them.

The ramp external wall after cracks repair. Tubes for evacuation of water, we decided to
leave them exposed, in case you need to attend them at some other time. Idea is to
get them painted in cream color to match rendering.
Man hole where street rain water and garage tube meet. We recomend to get it checked
every change of season, must important after summer, to clean soil, leafs, etc, which could
block installation when needed.
This is the aspect after installing the tubes. The small black tube is the one
for the street sweet water supply. It goes in one piece up to the road's new
chamber on the pedestrian wall. When the time comes, this tube will have to
be extended up to the technical room and decide how to unify it to the existing
installation.

It was late when the pressure gun cleaning finished, but the result is good.
All sandstone lines have been sealed with transpartent solution. The same one used at the
house stairs. It will prevent humidity and fungus to stay on it. The sandstone it is very nice
but it is so porous that acts like an sponge and water stays inside all winter long, sending
humidity to the side walls.
The paved area has been cleaned as well and sealer has been applied too to this area.

Wall and sandstone against it are not any longer green-black.
Sealer will prevent this to happen, but it needs to be repeated before and after summer again.

Once the shrubs take over, channels will get nicely integrated.
This installation will help a lot in next raing, we believe, as the idea is that
rain water which descends over the ground, finds those traps and is riderected away.
It's been a great effort to create this installation, but we believe it is worth while.
We will see how it goes with the time on it.

this is a very important channel, as the path received a lot of water before the
installation and it was the area where path suffered more damage of all.
Last bit inside fenced space protets path from debris and water descending
from slope. Those installations have to be kept clean so when they are needed
they can respond as it is the intention behind.
Path outside the fenced area was getting a lot of water too. It excavated the side of path
well under the stones. What we have done is to fill the under side again and secure it
with a mortar which will prevent space from water digging into it.

This electro valve will need checking by gardener before reusing it, as it is noticeble
there is an small problem with it.
This crack is new to my eyes, or at least I can not rememeber if it was there
in summer when we checked around the house and property.
In any case, I have not touched so far. We should check every once a while and
see evolution. It does not seem important now, but it is a corner from the house
and it means the corner has sunken a bit. It is the fireplace wall besides olive tree.

Last thursday, after tuesdays winds, we found this
pots on the floor and one of them was broken.
Gardeners, after our request, has dealed with it.
We up raised so roots where humid again.
garden is back to normality after covering all new installations below soil.
difficult to say it was all altered just weeks before.
Plants are growing again after heavy trimming.
